Pre-1950 Marietta homes, many in the 30060 zip, come with roofing details that most contractors don't see often enough to do right. Original galvanized step flashings that are now 70+ years old will fail even if the shingles are replaced around them. Masonry chimneys on these homes often have three to four flues and parge-coat problems at the saddle. On a historic-district tear-off, we work with the city when the district overlay applies, match shingle profile and color to period-appropriate options (typically a weathered wood or slate-look architectural shingle), and rebuild all masonry-to-roof intersections with new step flashing let into the mortar. We've seen too many Marietta Square homes where a flat piece of aluminum got bent over the chimney corner and called flashing. That is not what we do.

The Walton and Pope High school districts draw East Cobb homeowners who expect quality work on large roofs. Typical homes in Indian Hills, Atlanta Country Club, and the Johnson Ferry corridor run 3,500 to 5,500 square feet with complex rooflines featuring multiple dormers, valleys, and sometimes copper accent flashing. These homes are now 25 to 40 years old; the original architectural shingles have mostly been replaced once and many are due for their second replacement. Decking condition becomes a factor at this age; we check for spongy plywood, nail-pop patterns, and delamination before new underlayment goes down. Homes near Kennesaw Mountain Battlefield sit on rolling terrain where water has to go somewhere. Undersized gutters, missing kick-out flashings at roof-to-siding intersections, and downspouts that dump at foundations are the three most common problems we see in 30064 and 30152. We size gutters to the actual roof square footage feeding them (most homes have 5-inch K-style where they should have 6-inch) and we extend downspouts to drain at least six feet from the house. On steeper West Cobb lots, we sometimes add a French drain at the downspout outflow. Roof work alone doesn't fix water-in-basement problems if the gutters are the actual culprit, and we say so when that's the case.
